Zoning Office

The Department is responsible for issuing zoning permits daily for new residential dwellings and improvements to existing dwellings, such as additions, fences, pools, etc. It is also responsible for zoning permits for site plan approvals granted by the Land Use Board.

A zoning permit is required for fire pits, sheds, additions, decks, pools, signage, or other site changes in the business zone.

Please submit a survey or a plat drawing indicating the fence’s location, height, and openings. All properties may install a four-foot fence, and properties with a pool may install a six-foot wall.

Please complete the application, including a sketch of the POD location, and submit it along with a $50 fee 48 hours before the POD placement.

Storage POD Permit

Please submit a survey or a plat drawing indicating the location, curb height, and openings. All curbs must be poured concrete. Resales, new single-family homes, and substantial improvements must install curbs.

Properties located on Long Beach Boulevard, Central Boulevard, or North 9th are responsible for obtaining an Ocean County Road Opening Permit before issuing the Surf City Curb Permit.

The fee is $75 for a single-family home and $150 for a duplex. Reinspection fees are $25 for each occurrence.

  • The fire extinguisher is mounted within 10 feet of the kitchen and not more than 5 feet off the floor.
  • The Flood Elevation Certificate must be in the new owner’s name and sealed. This is not needed to start the process but will be needed to obtain a C.O. for closing.

Under N.J.S.A. 40A:1OA-1 and N.J.S.A. 40A:1OA-2, all business and property owners renting their building/dwelling must annually file proof of liability insurance with the Borough Clerk’s office.

According to the statute, all businesses must provide an insurance declaration page reflecting proof of coverage of negligent acts and omissions of no less than $500,000 for combined property damage and bodily injury or death of one or more persons in any accident or occurrence.

For the Owner of a rental unit or units other than a multi-family home, which is four or fewer units, one of which is owner-occupied, – Liability insurance for negligent acts and omissions in the amount of no less than $500,000 combined. Property damage and bodily injury to or death of one or more persons in any accident or occurrence.

For Multi-Family Home of Four or Fewer Units, one of which is owner occupied – Liability insurance for negligent acts and omissions in the amount of no less than $300,000 for combined property damage and bodily injury to or death of one or more persons in any one accident or occurrence The fee for this process is $5.00.

FIRE ALARM COMPLIANCE FOR RENTAL PROPERTIES

All residential property owners of record are legally required to obtain a certificate of compliance from the Borough before the lease or rental of their property as required by the Uniform Fire Safety Code, N.J.A.C.5:70-2.3 and 5:70-4.19. The Uniform Fire Safety Code, N.J.A.C.5:70-2.1(b), requires an affidavit to certify all your smoke alarms, carbon monoxide alarms, and portable fire extinguishers comply before issuing a certificate of compliance.
Please be advised that if you are planning on selling, leasing, or renting your property, you must contact the Borough Offices to apply for a smoke alarm, carbon monoxide alarm, and portable fire extinguisher inspection in your residence and to obtain a certificate of compliance before any change of occupancy or the commencement of the lease or rental of your property as required by the Uniform Fire Safety Code, N.J.A.C.5:70-2.3. This process is required if you rent your property on an annual or seasonal basis; you must obtain a certificate of compliance annually. N.J.A.C.5:70-2.3(a)(I).
